Inventory Terms and Conditions

The inspector will only enter the property if it is safe to do so and will assess the risks before carrying out the inspection. If, for any reason the inspector considers that there is an unacceptable health and safety risk to himself or others the inspection may be abandoned and his time will be charged proportionately.

The inventory is prepared as an objective view of the properties contents and its condition at the time of inspection. The inspection does not imply that any items are fit for purpose or that they conform to any regulations that may apply.

The inventory takes no account of the structural condition of the property.

Any items left in lofts, garages, sheds or locked rooms will not be considered in the inventory and are the sole responsibility of the property owner.

The inspector will not check the working condition of appliances, heating systems or smoke alarms but will note their presence and cosmetic condition.

Inventories can only be completed before tenants move into a property and after all work on the property is complete.

We take no responsibility for the suitability of a tenant and will hand over the keys on the instruction of the landlord or agent assuming all the necessary paperwork has been completed.

We will require photographic I.D from the tenant before handing over keys at check in.

If a tenant fails to turn up for a check in appointment the inspector will make every effort to contact them within a reasonable time. If the check in does not go ahead for any reason beyond the inspectors control, a proportionate charge will be made.
